I was wondering if it would be possible to seal the garage door as tightly as possible then use spray foam to seal it even further and build a smooth service to then from a wall up against. Frame, insulate, then drywall. Would the metal garage door get too warm for the spray foam insulation? My fear is that if I leave a gap something may eventually find a way behind the door and make a nest.Or any other suggestions?
I know someone who built a wall about 4 feet inside the garage door. The wall he built is fully insulated and a raised floor was built. Now that garage had a window so his new room has a window, and has an exterior door to his new mini Garage/Maxi Closet.
This was a 1 car garage and he still had a 2 car garage unaffected.I wouldn't try sealing a garage door to try and make interior space. At most I would build an 'interior' inside the garage and still have access room to the garage.Either way this sounds like a good way to: ruin your resale value, mess with insurance coverage, run afoul of code compliance, and make enemies with your HOA.
I am working on a project exactly like this. This is what we are doing (right or wrong). And yes HOA's are the devil but I also agree it may kill resale value.
Onward.Build a wall 2 feet away from the garage door. Great Stuff (spray foam) around the interior of the garage door to ensure water and insect proof. Yes there is an overhang and sloping driveway so water should be minimal to start with. Then caulk the outside of the garage door. Use a caulk that can match the paint to blend in.

I would suggest also using spray foam to insulate between the top of the concrete floor lip and the existing frame (if there is one) and do this prior to insulating the walls (obviously). You should also have another person go around at night with a flashlight and shine it around the base so you (inside) can see any other gaps. Keep the tracks clear so you can raise the garage door, and have a window and a door into the room. Now you still have a shed garage basically, for tools, lawnmower, bikes, paint and chemicals etc, and you have a nice usable room with light. Keep it organized and it wouldn't even look weird with the garage door open.Your HOA sounds ridiculous, but that's not the way to get back at them.
